What NADRA Can Verify
NADRA (National Database and Registration Authority) maintains Pakistan's national identity database. For property transactions, NADRA helps verify: seller's CNIC authenticity, identity matching property documents, Power of Attorney authentication.
How to Verify a Seller's CNIC via NADRA
Method 1 — SMS: Send CNIC number to 8300. Receive basic verification (name, validity status). Cost: PKR 5-10 per query.
Method 2 — NADRA e-Sahulat: Visit any NADRA e-Sahulat center. Request CNIC verification with biometrics. Seller must be present. Most reliable method.
Method 3 — NADRA Online: Visit id.nadra.gov.pk. Limited information available without biometric verification.
Verifying Power of Attorney Through NADRA
PoAs executed abroad must be attested by Pakistani Embassy and then verified in Pakistan. Visit NADRA with the PoA document. Verify the identity of the PoA grantor matches NADRA records. This prevents fraudulent PoAs.
PLRA: The More Important Verification
For property ownership, PLRA (Punjab Land Records Authority) is more critical than NADRA. Visit plra.punjab.gov.pk to: verify current owner name, check for encumbrances (mortgages, liens), see full transaction history, download Fard Malkiat.
The Complete Verification Checklist
- Verify seller CNIC via NADRA SMS (quick check)
- Verify Fard at PLRA (ownership confirmation)
- Visit housing authority (DHA/LDA/Bahria) for NOC
- Check Sub-Registrar records for Registry history
- Hire property lawyer for PKR 5,000-15,000 document review
