Why Fake Listings Exist
Fake listings are used to: collect contact details for telemarketing, gauge market interest, manipulate price perceptions, or outright fraud. Knowing how to spot them saves time and money.
Sign 1: Price Way Below Market
If a 10 Marla DHA Phase 6 house is listed at PKR 2 Cr when market is PKR 6-9 Cr, it's fake. Always check comparable listings on ilaan.com before calling.
Sign 2: Photos Are Stock Images or Stolen
Right-click the property photo → "Search image on Google." If the same image appears on multiple listings or stock photo sites, it's fake. Legitimate sellers use their own photos.
Sign 3: Vague Address
"DHA Lahore" with no specific phase, block, or street. Legitimate sellers know their address. Vague addresses are impossible to verify.
Sign 4: Contact Number Goes to Automated Response
Call the number. If it goes to voicemail or automated system claiming "agent is busy," be suspicious. Real sellers answer or call back quickly.
Sign 5: Agent Claims Multiple Different Properties
One agent listing 20+ "direct from owner" properties across different areas is almost certainly a lead-generation agent, not actual owner. ilaan.com verifies owner identity.
Sign 6: No Property ID or Reference Number
Legitimate listings on ilaan.com have a unique property ID. If a listing has no reference, it's harder to verify and trace.
Sign 7: Asking for Advance Before Viewing
Any request for money before viewing the property is a scam. "Holding fee," "registration fee," "token" — all scams. Never pay without physically visiting.
How to Verify a Listing
- Check PLRA (Punjab) or relevant authority for ownership
- Google reverse image search photos
- Call and insist on in-person meeting at the property
- Only use verified platforms like ilaan.com
