The most expensive mistake. Buyers get excited, trust the seller, pay advance — then discover the property has litigation, multiple owners, or doesn't exist. Always verify Fard at PLRA, NOC at housing authority, and Registry at Sub-Registrar before paying a single rupee.
Mistake 2: Not Getting a Property Lawyer
PKR 20,000-50,000 for a property lawyer feels expensive on a PKR 1 crore deal. It's 0.2-0.5%. Not getting one risks losing the entire amount. Hire one.
Mistake 3: Buying Based on Emotion
"This is my dream house" leads to overpaying, ignoring defects, rushing decisions. Buy with your calculator, not your heart. Compare at least 5-10 properties before deciding.
Mistake 4: Not Understanding Total Costs
Budget 7-12% above purchase price for: WHT, stamp duty, registration, lawyer, society transfer fees. First-timers are shocked by PKR 10-20 lakh in additional costs on a PKR 1.5 Cr property.
Mistake 5: Paying Cash Advance Without Written Agreement

Attracted by low prices in "upcoming" schemes. No NOC, no development, no possession for years. Only buy in LDA/DHA/CDA approved schemes with visible development.
Mistake 7: Not Inspecting Property Thoroughly
Visit multiple times. Check at night (security), in rain (seepage), in summer (ventilation). Test all plumbing, electrical, gas. These defects become your problem the moment you pay.
