Why Negotiation Matters
In Pakistan's property market, asking prices are typically 10-25% above what sellers actually expect. Knowing how to negotiate correctly can save PKR 5-30 lakh on a single transaction.
Research First — Knowledge is Power
Before making any offer: check 10+ comparable listings on ilaan.com, find out what similar properties actually sold for (ask neighbors, local agents), check how long the property has been listed (longer = more motivated seller), understand the seller's situation (selling to relocate? urgent need for cash?).
The Opening Offer Strategy
Start 15-20% below asking price. If asking price is PKR 2 Cr, open at PKR 1.65-1.7 Cr. This is not insulting — it's expected. Sellers set asking price with negotiation room built in.
Anchoring with Facts
Don't just say "price is too high." Say: "Similar properties in this block sold for PKR 1.7-1.8 Cr. Given [specific issue], I'm offering PKR 1.75 Cr." Facts anchor negotiations better than emotions.
Using Property Defects Strategically
Inspect thoroughly before negotiating. Every defect is a negotiating point: "The seepage will cost PKR 1.5 lakh to fix — I need to deduct that." List all issues and attach cost estimates. This justifies lower offers logically.
The Silence Technique
After making your offer, stay silent. In Pakistani culture, silence is uncomfortable — sellers often fill it by moving toward your price. Don't keep talking after your offer.
When to Walk Away
If price is more than 5% above your calculated fair value and seller won't move, walk away genuinely. Often sellers call back. And if they don't, you've avoided overpaying.
Negotiating Beyond Price
If price is stuck, negotiate: included fixtures (ACs, geysers, solar), handover timeline, who pays transfer costs, repair of specific defects before handover.
