ETPB gets due share in sale of residential plots to DHA Lahore

The ETPB land is located in Mauza Lidhar, Mauza Mota Singh Wala, and Mauza Dera Chahal of Lahore and over the land that is DHA Phase VI and IX.

A senior ETPB official, speaking on anonymity, told our sources that in its 340th meeting held on October 26 the board approved the offer of the DHA regarding taking over the possession of residential plots. It has now forwarded the matter to the federal government for final approval, he added.

“We have communicated to the federal government in writing about the DHA offer and decision of the board,” he said, adding, ETPB has asked the DHA Lahore for a joint demarcation to ascertain how much evacuee’s land was already in the authority’s possession.

“We have got 278 plots against the already mutated land of over 800 kanals in favor of DHA and now the process of mutation of the remaining 900 kanals would be started,” said the official.

The matter of around 1,700 Kanals land deal between DHA, Lahore, and ETPB was pending since 2007 where both the parties had agreed that the former would transfer residential plots, one Kanal each, at 33 percent share of total developed residential plots to the latter.

Similarly, it was also agreed by DHA that as per their standard town planning, they would get 331 residential plots whereas 642 out of total 973 residential plots would go to the board.

The DHA had been demanding development charges on the residential plots, amounting to approximately Rs900 million, besides Rs70-90 million per commercial plot from the ETPB.

ای ٹی پی بی کے ایک سینئر اہلکار نے نام ظاہر نہ کرنے کی شرط پر ہمارے ذرائع کو بتایا کہ بورڈ نے 26 اکتوبر کو ہونے والے اپنے 340 ویں اجلاس میں رہائشی پلاٹوں کا قبضہ لینے کے حوالے سے ڈی ایچ اے کی پیشکش کو منظور کیا۔ انہوں نے مزید کہا کہ اب اس نے یہ معاملہ حتمی منظوری کے لیے وفاقی حکومت کو بھیج دیا ہے۔

انہوں نے کہا، "ہم نے وفاقی حکومت کو ڈی ایچ اے کی پیشکش اور بورڈ کے فیصلے کے بارے میں تحریری طور پر مطلع کر دیا ہے،" انہوں نے مزید کہا، ای ٹی پی بی نے ڈی ایچ اے لاہور سے ایک مشترکہ حد بندی کے لیے کہا ہے تاکہ یہ معلوم کیا جا سکے کہ خالی کرنے والوں کی کتنی زمین پہلے سے اتھارٹی کے قبضے میں ہے۔

اہلکار نے بتایا کہ "ہمیں ڈی ایچ اے کے حق میں 800 کنال سے زیادہ کی پہلے سے تبدیل شدہ زمین کے خلاف 278 پلاٹس مل چکے ہیں اور اب باقی 900 کنال کی میوٹیشن کا عمل شروع کیا جائے گا"۔

ڈی ایچ اے، لاہور اور ای ٹی پی بی کے درمیان تقریباً 1700 کنال اراضی کا معاملہ 2007 سے زیر التوا تھا جہاں دونوں فریقین نے اتفاق کیا تھا کہ سابقہ رہائشی پلاٹس، ایک کنال، کل ترقی یافتہ رہائشی پلاٹوں کا 33 فیصد حصہ بعد میں منتقل کریں گے۔ .

اسی طرح ڈی ایچ اے کی جانب سے اس بات پر بھی اتفاق کیا گیا کہ ان کی معیاری ٹاؤن پلاننگ کے مطابق انہیں 331 رہائشی پلاٹس ملیں گے جبکہ کل 973 رہائشی پلاٹس میں سے 642 بورڈ کو جائیں گے۔

ڈی ایچ اے رہائشی پلاٹوں پر ڈیولپمنٹ چارجز کا مطالبہ کر رہا تھا، جس کی رقم تقریباً 900 ملین روپے ہے، اس کے علاوہ ETPB سے 70-90 ملین روپے فی کمرشل پلاٹ۔
