The advent of Naya Pakistan seems to have set off a real estate gold rush as the number of newly registered companies in the land development segment grew 132 percent in 2020-21.

As many as 1,794 real estate development companies were incorporated in the last fiscal year, up 2.3 times from 773 companies registered in 2019-20, according to data obtained from the apex regulator of the country’s corporate sector.

The rapid rise in new registrations in real estate and construction sectors stems from “several incentives” by the government in the form of “amnesty schemes, reduction in taxes and increase in fund allocations for development as well as a 25pc decrease in the rate of capital gains tax on the sale of property for every subsequent year,” according to a spokesperson for the Securities and Exchange Commission of Pakistan (SECP).

The SECP spokesperson said the year-on-year growth of 51pc in the number of incorporations was “unprecedented”. The number of newly registered companies has grown at an annualized rate of 32.5pc since 2016-17.

Of the 25,533 new companies, 99pc were registered online. One-third of them were registered within one day.

The spokesperson gave the SECP credit for the cumulative investment in Pakistani start-ups amounting to $258 million in the first eight months of 2020-21 — three times more than the $77m investment that start-ups received in the entire 2019-20.

“If the momentum continues for the next couple of years, annual investments in start-ups can reach $1bn by 2025,” the spokesperson said.

ملک کے کارپوریٹ سیکٹر کے اپیکس ریگولیٹر سے حاصل کردہ اعداد و شمار کے مطابق ، گذشتہ مالی سال میں 1794 رئیل اسٹیٹ ڈویلپمنٹ کمپنیاں شامل کی گئیں جو 2019-20 میں رجسٹرڈ 773 کمپنیوں سے 2.3 گنا زیادہ ہیں۔

رئیل اسٹیٹ اور تعمیراتی شعبوں میں نئی رجسٹریشنوں میں تیزی سے اضافہ حکومت کی طرف سے "ایمنسٹی سکیموں ، ٹیکسوں میں کمی اور ترقی کے لیے فنڈ مختص میں اضافے کے ساتھ ساتھ دارالحکومت کی شرح میں 25 فیصد کمی" سیکیورٹیز اینڈ ایکسچینج کمیشن آف پاکستان (ایس ای سی پی) کے ترجمان کے مطابق ، ہر آنے والے سال کے لیے جائیداد کی فروخت پر ٹیکس حاصل کرتا ہے۔

ایس ای سی پی کے ترجمان نے کہا کہ شمولیت کی تعداد میں سالانہ 51 فیصد اضافہ ’’ بے مثال ‘‘ ہے۔ نئی رجسٹرڈ کمپنیوں کی تعداد 2016-17 سے 32.5 فیصد سالانہ کی شرح سے بڑھ گئی ہے۔

25،533 نئی کمپنیوں میں سے 99 فیصد آن لائن رجسٹرڈ تھیں۔ ان میں سے ایک تہائی ایک دن کے اندر رجسٹرڈ تھے۔

ترجمان نے ایس ای سی پی کو پاکستانی اسٹارٹ اپس میں مجموعی سرمایہ کاری کا کریڈٹ دیا جو کہ 25-28 ملین ڈالر ہے جو کہ 2020-21 کے پہلے آٹھ ماہ میں 77 ملین ڈالر کی سرمایہ کاری سے تین گنا زیادہ ہے جو کہ 2019-20 میں شروع ہونے والی اسٹارٹ اپس سے تین گنا زیادہ ہے۔

ترجمان نے کہا کہ اگر یہ رفتار اگلے چند سالوں تک جاری رہی تو 2025 تک اسٹارٹ اپس میں سالانہ سرمایہ کاری 1 بلین ڈالر تک پہنچ سکتی ہے۔
